A Smarter First Step
Homebuyers & Renovators
Buying a property often comes with unanswered questions about cost.
Estate agents focus on potential.
Surveyors identify issues, but rarely price them.
Builders can’t give meaningful figures until plans exist.
That leaves buyers making decisions without a clear view of what the renovation will actually cost.
This report fills that gap, giving you an early, realistic cost range before you commit.
What This Matters Before You Buy
A property that looks affordable at purchase price can quickly become unviable once works are understood. By the time accurate costs are known, buyers have often already made an offer or exchanged.
Understanding the likely cost of works early allows you to:
Decide whether the property still makes sense financially
Avoid overpaying based on assumptions
Renegotiate with clearer justification
Walk away before time and fees are wasted
This is about clarity at the right moment, while you still have leverage.

Our Story
I created this service after seeing how difficult it is for people to get clear, realistic guidance when they’re thinking about renovating.
Over the years, friends, buyers, and homeowners have often come to us for help with ideas, rough costs, and feasibility - usually before speaking to an architect or builder. There’s plenty of generic information online, but very little that’s tailored to a specific property, budget, or vision.
I’ve experienced the consequences of that gap myself. As a property developer & construction company owner, I’ve seen how easy it is for scope, costs, and end value to drift out of alignment when decisions are made without proper early stage cost clarity.
Renovation Cost Report exists to address that problem - giving people clearer insight at the start, so they can plan with confidence and avoid expensive mistakes later on.
We’ve carefully curated this tool to really help you have in depth understanding of your direction and plans, saving you time & money.

Real Feedback
“We had a budget of £150k and soon realised that we needed to lower our expectations. Really helpful report that saved us so much time and money before our architect started works!”
“Really helpful for early budgeting. The estimate gave me a much clearer idea of what my renovation would realistically cost before proceeding further”
“We painfully wasted so much time & money with our architect who then referred us here to get budget figures first! It’s extremely hard to gauge what our budget would allow us to create - so real great service for that!”
“Great tool! Figures actually came out exactly where we wanted them to be. Gave us reassurance that we were heading in the right direction ”
